- The tacit renewal of the lease shall not be permitted.

- Lessee needs to purchase tenant's insurance of $2M civil liability, on which the LESSOR must be added as an additional insured; the tenant shall release the LESSOR from any claim related to the lease.

- Lessee is responsible for advising the landlord and the administration of the building related to reserving the elevator, to move-in and move-out or for furniture delivery, and to pay the fees according to the building regulations (including any charges related to damages incurred).

- Lessee is responsible for creating a new hydro account for the address upon moving in.

- Lessee must respect the building bylaws and agree to pay any penalty due to his non-respect of the building bylaws.

- Lessee is responsible for any damages caused to the DWELLING, and shall be required to immediately remedy any such damages in accordance with a professional and workmanlike manner.

- The LESSOR and/or their realtor reserves the right to visit the DWELLING upon providing notice of at least 24 hours (in the event of a visit if property is listed for sale) and the lessee agrees to permit such access.
