-The TENANT must provide proof of an active HydroQuébec account for the PREMISES before movein.
-The TENANT must read and accept the building's rules and regulations. Any violation will make the TENANT responsible for all related fees, fines, or penalties.
-The TENANT must return the PREMISES, appliances, and furniture, if applicable, in the same condition as at the beginning of the lease, normal wear and tear excepted.
-In case of malfunction or breakdown of the provided appliances, all repairs or replacements are at the TENANT's expense. The LANDLORD assumes no responsibility for their maintenance.
-The TENANT is responsible for all moving-in and moving-out costs, including elevator reservation fees, payable to the owner, the condo association, or building management, as applicable.
-The TENANT is responsible for the proper care of all keys, access fobs, and garage openers. They must be returned in good condition at the end of the lease, normal wear and tear excepted. Any loss or damage will be charged to the TENANT.
A deposit of $25 per item (key, fob, garage opener) is required. Each item, including any copy or additional item requested by the TENANT, requires a separate deposit. The deposit is fully refundable at the end of the lease if all items are returned in good condition.
