1. Additional Rent

The additional rent will be adjusted annually and will be further detailed in the lease agreement to be executed.
2. Energy Costs

3. Zoning
Zoning: C101, C4, C5, C7 (only C702), I1 and I2.
The tenant shall be responsible for verifying zoning compliance and obtaining the necessary certificate of occupancy from the municipality.
4. Personal Guarantee
The tenant shall provide a personal guarantee to the landlord to secure payment of rent.
5. Credit Check
A credit check will be carried out by the landlord, at the landlord's expense, and must be satisfactory to the landlord. This shall be a condition precedent to any lease commitment.
6. Deposit
A security deposit will be required and shall be a condition to any promise to lease
7. Base Rent Adjustment
The base rent shall be subject to an annual increase based on the Consumer Price Index (CPI) (Statistics Canada) for the Greater Montreal Area for the twelve (12) months preceding the lease anniversary date, with a minimum increase of three percent (3%), or as otherwise negotiated.
8. Tenant's Maintenance and Utilities
The tenant shall be responsible for paying their own utilities (electricity and gas, if applicable) and for the janitorial maintenance of the premises.
9. Date of occupancy
The date of occupancy of the leased premises shall be approximately one (1) year following acceptance of an accepted promise to lease. Notwithstanding the foregoing, the date of occupancy may be modified depending on the relocation timeline of the landlord in connection with its future construction.
