- The LESSEES agree that the rent will increase according to TAL regulations each year.
- The LESSOR is only responsible for major repairs of electrical appliances, but not minor repairs and maintenance. Also the LESSOR will replace the appliances malfunctional because of the age, but not responsible for accidental or improper operation damages. Repairs under $125 are the responsibility of the LESSEES.
- At the end of the lease, the rental property, including any provided equipment and appliances, must be returned in the same condition as when the tenant took possession. The LESSEES must conduct a move-out inspection with the LESSOR or the LESSOR's representative, and the LESSEES are responsible for any damage to the property (normal wear and tear is accepted).
- The LESSEES will provide a proof of tenant and liability insurance for an amount of Two Million dollars (CAD 2.000.000) prior to occupancy.
- The LESSOR undertakes to hand over the property in a clean condition at the beginning of the lease.
- The LESSEES shall pay the moving (in/out) fees to the building management.
- The LESSEES must abide by building rules and if any fines are incurred by the LESSEES, the LESSEES are responsible for paying the fines.
