CONDITIONS: 1. Non smoking apartment, no cannabis, no vaping, no drugs. 2. No pets. 3.The tenant consents and accepts that the landlord or his representative conducts a credit check with Excellence. The landlord must be entirely satisfied with the credit results.
4. The tenant must provide proof of employment, proof of funds and information on his employer, and authorizes the landlord or his representative to contact him 5. The tenant shall provide the present landlord's information as well as the previous landlord and authorizes the landlord or his representative to contact him. 6. The tenant shall provide the landlord proof of tenant liability and civil insurance for $2M. The policy shall be upheld throughout the duration of the lease. 7.No Airbnb, no sub-leasing, no short-term lease. Only the number of people declared on the lease are permitted to reside in the apartment. It is not permitted to change the locks on the door of apartment. Not included in the rental: heating, electricity, internet, rental of the hot water heater from Hydro Solution. 11. The tenant must advise Hydro Quebec and Hydro Solution five days before occupation that he will be responsible for the payment of the electricity, heating and rental of the hot water heater. 13. There is a wall mounted air conditioner in place, the tenant may use it, but it will be the responsibility of the tenant for the maintenance and repair, it is not included in the rental. 14. The tenant must close all the windows and patio doors when it rains and when leaving the apartment regardless of the weather. If there is water damage caused by the rain. the damages shall be paid by the tenant.
