Property Information:
As per the owners' request, all promises to lease must be accompanied by an employment reference/or proof of income, background check, and a credit check report.
As per the owners' request, a lease agreement shall be signed and shall be an integral part of the lease.
As per the owners' request, the following will be a part of the lease:
1. The lessee shall respect all the rules and by-laws of the immovable
2. The lessee shall keep the unit clean and sanitary at all times
3. Damages caused by neglect and abuse will be at the lessee's cost
4. The lessee may not paint any of the rooms without the landlord's consent
5. $100 for the parking registration fees.
6. The lessee is required to pay for any lost keys; the lessee may not change the lock of the unit rented
7. Upon termination of the lease, the Lessee shall return the dwelling to the condition it was received
8. Lessee must install felt protectors under all the legs of the furniture to protect the floor
9. Any misuse of appliances will be at the lessee's cost
10. Landlord may access the property with a 24-hour notice
11. It is forbidden to smoke in the apartment
12. No consumption or production(e.g. cultivation) of marijuana/pot cannabis in the unit and the lot area(building land area)
13. No Airbnb
14. No installation of washer and dryer in the unit.
15. Lessee will have to take civil liability insurance in the amount of 2,000,000$, an insurance to cover his belongings, and also insurance to cover displacement and accommodation fees in the case of a forced renovation to the condo caused by water damage or any other reason whereby the lessee will be forced to move during the renovation works, and keep it active for the whole term of the lease.

17. Moving fees must be paid by the lessee
18. The lessee must provide proof of their hydro account before moving in.
