The monthly rental rate will be as follows:
- Ski season from November 15 to April 15: $5,000/month
- Summer season from July 1 to September 15: $4,500/month or as agreed
- Fall foliage season from September 15 to November 15: $4,250/month.
Rental payments are due as follows: A non-refundable deposit of $5,000 upon signing the lease agreement, and a post-dated check dated for the move-in date for the balance of the rental amount.
A) No pets allowed.
B) Smoking of any substance whatsoever is strictly prohibited, including, but not limited to: tobacco, e-cigarettes, cannabis, marijuana, and weed in all common areas and restricted-use common areas of Verbier, including but not limited to: balconies, terraces, patios, staircases, steps, and landings,
water facilities, lockers, and common terraces. It is also prohibited to smoke any substance whatsoever within a 9-meter radius of all doors and all windows that open, as well as air vents communicating with an enclosed space. Any violation of
any of the foregoing regulations or any provision of the declaration of co-ownership shall be subject to a fine of two hundred dollars ($200) for the first offense, and five hundred dollars ($500) for each subsequent offense.
C) SECURITY DEPOSIT -- Upon signing the lease, the TENANT shall provide IMMEUBLES MONT-TREMBLANT with a refundable security deposit of two thousand five hundred dollars ($2,500), postdated to the date of taking possession, to cover any damages that may occur in the rented premises during the term of the lease. The security deposit will be refunded to the TENANT (within a maximum of 15 days after the end of the lease) subject to an inspection of the premises by the LANDLORD or his/her representative and after payment of all bills for which the tenant is responsible. The security deposit does not constitute payment for damages by the LANDLORD in the event that the amount of the damages exceeds the said deposit of $2,500, in which case the TENANT hereby agrees under this lease agreement to pay all repair costs. In
the event of a dispute between the LANDLORD and the TENANT regarding damage to the property, the broker(s) and their agency shall bear no liability and shall act solely as witnesses.
