A security deposit for furniture equal to one month's rent, shall be given by the lessee to the lessors before occupancy of premises, and remitted to the lessee should there be no damage beyond normal wear and tear, after verification of the premises by the lessor and/or his representative.

Should there be any damage beyond normal wear and tear, the lessor has the right to apply the security deposit against the damages.
