THE FOLLOWING CONDITIONS MUST BE INCLUDED IN ANY PROMISE TO LEASE:
a) A good credit score, references, and employment/income verification are required within four (4) days of accepting the lease agreement. If necessary, a pre-rental investigation at the tenant's expense (if the application is accepted, it will be deducted from the first rent), proof of funds, work/study permits, or the involvement of a guarantor may be requested, if applicable.
b) No smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited.
c) Pets are not allowed.
d) The tenant must provide the landlord with proof of liability insurance with a minimum coverage of $2 million before moving in, and provide proof at each renewal of the policy.
e) The tenant agrees to comply with all building regulations (document provided by the landlord).
f) The tenant agrees to return the apartment in the same cleanliness condition as when it was taken over; otherwise, the landlord may use the security deposit or part of it to cover cleaning or repair costs.
g) Subletting the apartment for short-term rental purposes (Airbnb, etc.) is strictly prohibited.
h) The tenant must provide proof of utility service coverage: Hydro-Québec.
i) The tenant may paint the walls with written consent from the landlord. Wallpapering is prohibited.
j) The tenant must notify the landlord in case of an absence of more than one week for security reasons.
k) The tenant must provide a deposit of the first month's rent to Royal LePage Heritage in trust at the signing the lease.
