TERMS AND CONDITIONS:
Minimum 12-month lease.
The landlord will have the apartment cleaned before the move-in date.
The tenant must pay $300 (for a furnished 1-bedroom unit) or $250 (for an unfurnished 1-bedroom unit) for a move-out cleaning service. This amount will be deducted from the security deposit if the tenant fails to comply with this condition.
If the lease is not renewed, the tenant must accommodate all requests for showings, with
24 hours' notice, within the 3 months prior to the end of the lease.
The real estate agent will be responsible for verifying the tenant's payment history. Tenants
must be approved by the landlord. Any documents the tenant must provide to
prove their creditworthiness will be at the tenant's expense.
Smoking is prohibited inside the unit and on the balcony.
Pets are not allowed.
Subletting is prohibited (under penalty of a fine from the homeowners' association).
The tenant must provide $2,000,000 in liability insurance for the entire duration of the lease.
The tenant must provide a security deposit equal to one month's rent.
The security deposit will be returned to the tenant within a maximum of 15 days following their
departure, once the premises have been returned in the same condition as when they were first occupied. If there is any breakage or damage (other than normal wear and tear), the landlord may withhold an amount from the security deposit to cover repairs. An invoice for these repairs, if any, will be provided to the tenant.
Move-in fees charged by the condominium association (for unfurnished units) are the responsibility of the tenants. The landlord's account will be debited $200, and the tenant must pay this amount, which will be added to the first month's rent. If there are additional charges for exceeding the scheduled moving hours, the tenant will be responsible for reimbursing the landlord. If a security deposit is required, the tenant must provide it to the building manager.
The tenant will be responsible for paying the moving costs (for unfurnished units) to the management company upon moving out at the end of the lease.
Tenants agree to comply with the condominium regulations and are responsible for
any fines incurred.
It is prohibited to make any modifications to the unit; failure to comply will result in the tenant being required to pay the
landlord the costs of restoring the unit to its original condition as documented in the move-in inspection on the first day of the
lease.
The landlord will provide 2 condominium keys, 1 mailbox key, 2 door access cards, and 1 key
to the storage unit.
Fees for lost keys, access cards, or garage remote controls will be charged to the tenant: $50 per lost key, $50 per lost access card. In the event of loss during the key handover at the end of the lease.
Inclusions: Furnished and equipped, Hydro-Québec, internet.
Exclusions : $2 million in liability insurance.
