Also the LESSOR will replace the appliances malfunctional because of the age, but not responsible for accidental or improper operation damages. Repairs under $125 are the responsibility of the LESSEES.
- At the end of the lease, the rental property, including any provided equipment and appliances, must be returned in the same condition as when the tenant took possession. The LESSEE must conduct a move-out inspection with the LESSOR or the LESSOR's representative, and the LESSEE is responsible for any damage to the property (normal wear and tear is accepted).
- The LESSEE will provide a proof of tenant and liability insurance for an amount of Two Million dollars (CAD 2.000.000) prior to occupancy.
- The LESSOR undertakes to hand over the property in a clean condition at the beginning of the lease.
- The LESSEE must abide by building rules and if any fines are incurred by the LESSEE, the LESSEES is responsible for paying the fines.
