Property Information:
THE FOLLOWING CONDITIONS MUST FORM AN INTEGRAL PART OF ANY PROMISE TO RENTAL.
- References of credit check report done by Oligny-Thibodeau/proof of employment/salary are required to the satisfaction of the lessor to present an accepted Promise to Lease.

- No Pets
- The LESSEE needs to open a Hydro-Quebec account before moving in.
- The property is considered a non-smoking area. The cultivation, production, distribution,
purchase, and/or smoking (including vaping, marijuana and drugs) of cannabis is strictly
prohibited within the unit, both inside and outside.
- Short-term rental and subletting activities are not permitted. (Any subletting of less than 6 months will be considered a breach of the lease and may result in the termination of the lease agreement.)
- The LESSEE shall pay the first month's rent at the signing of the lease.
- The LESSEE agrees that the rent will increase according to TAL regulations each year.
- The LESSOR is only responsible for major repairs of electrical appliances, but not minor repairs and maintenance. Also the LESSOR will replace the appliances malfunctional because of the age, but
not responsible for accidental or improper operation damages. Repairs under $125 are the
responsibility of the LESSEE.
- At the end of the lease, the rental property, including any provided equipment and appliances,
must be returned in the same condition as when the tenant took possession. The LESSEE must conduct
a move-out inspection with the LESSOR or the LESSOR's representative, and the LESSEE is
responsible for any damage to the property (normal wear and tear is accepted).
- The LESSEE will provide a proof of tenant and liability insurance for an amount of Two Million dollars (CAD 2.000.000) prior to occupancy.
- The LESSOR undertakes to hand over the property in a clean condition at the beginning of the lease.
- The LESSEE must abide by building rules and if any fines are incurred by the tenant, the LESSEE is responsible for paying the fines.
