Within three (3) days following the acceptance of a promise to lease, the tenant shall provide a satisfactory credit reference, proof of employment, and consent to a credit and background verification, to the full satisfaction of the landlord.
The tenant shall provide proof of tenant liability insurance at the signing of the lease and shall maintain such insurance throughout the duration of the lease, including at each renewal.
The tenant shall be responsible for the cost of minor repairs up to a maximum amount of five hundred dollars ($500). Any repair exceeding this amount shall be the responsibility of the landlord, unless such damage results from the tenant's misuse, negligence, or fault.

The final inspection shall be scheduled no later than two (2) days prior to the expiry of the lease.
