Property Information:
1 - LESSEE must agree to the following conditions on the lease:
(a) Solidarity clause
(b) No subletting
(c) Animals are prohibited
(d) All smoking is prohibited (cigarette, cannabis, etc.) within the building and all common areas.
(e) Supply the first month rent in advance directly to the LESSOR at the time of signing the lease.
(f) CORPIQ "Building Regulations" form which must be signed and accompany any Promise to Lease.
(g) Lease duration must be a minimum of 12 months with an end date of June 30th.
(h) Must acquire a rental liability insurance policy as outlined within the CORPIQ "Building Regulations".
2 - Lease will be conditional to the results of a future tenant's pre-rental screening and credit check from the pre-rental screening service "TRUSTii" offered on Centris.ca. All fees will be the responsibility of the LESSEE.
The pre-screening report must include all results from Equifax® Canada Credit Report, Tribunal administratif du logement (TAL), and Judiciary record (Québec). The above-mentioned results must be to the entire satisfaction of the LESSOR, to establish a future tenant's payment habits.
3 - Lease will be conditional to the LESSEE suppling a proof of employment letter from their employer and must be to the entire satisfaction of the LESSOR, to establish a future tenant's payment habits.
4 - Lease will be conditional to a future tenant supplying the contact information of a current or previous landlord and the verification results must be to the entire satisfaction of the LESSOR, in order to verify the conduct of a future tenant in how he discharges his responsibilities as a tenant.
