Property Information:
Very nice 5 1/2 in RDP. Spacious kitchen with plenty of cupboard space, big living room. Three well sized bedrooms. There is an air conditioner, the maintenance and repairs (should it require) are at the Lessee' s cost. Conditions:
1. Non- Smoking apartment. No cigarettes, no cannabis, (whether it's for recreational or medicinal purposes). No growing of cannabis, no vaping, no e-cigarettes, no drugs.
2. No pets.
3. No sub-leasing, no short-term lease, no AIRBNB. No changing of the locks without the LESSOR'S written consent. the LESSOR must have a set of keys at all times in case of emergency.
4. No wallpaper, no painting, no alterations or modifications are permitted without the LESSOR'S prior explicit written consent. No changes to the light fixtures are permitted without the Lessor's approval.
5. The LESSEE will sign a consent form allowing the LESSOR or his representative to conduct a full credit check on him, the results shall be to the full satisfaction of the LESSOR.
6.The LESSEE shall provide shall a letter of employment and proof of funds. As well as the name and phone number of the EMPLOYER and authorizes the LESSOR/REPRESENTATIVE to contact him.
7. The LESSEE shall provide the name and phone numbers of his present and previous landlord and authorizes the LESSOR or his representative to contact them.
8. LESSEE shall provide proof of tenant Civil and Liability insurance for $2M prior to occupancy and provide the LESSOR with a copy of it. The insurance policy must be in place throughout the duration of the lease.
9. At the signing of the lease, the first month's rent shall be required.
10. The LESSOR and the LESSEE agree to conduct a walkthrough at both the start and end of the lease. The apartment must be returned in the same condition as it was at the time of the of
move-in, except for normal wear and tear. The LESSEE accepts the apartment as is.
11. The LESSEE shall allow the LESSOR or his representative to check in on the condition of the apartment every six months, with a 24hr notice. This is without fail.
12. The maintenance of the AC is at the LESSEE'S expense, as well as the repairs (if it should need it) .
13. The LESSEE shall notify HYDRO QUEBEC five days before occupation that he will be responsible for the payments.
14. Only the number of occupants listed on the lease are permitted to reside in the apartment.
15. No satellite dish or parabolic dish are permitted.
16. No noise is permitted between 10:00P.M- 08:00AM.
17. When leaving the apartment all windows must be kept shut regardless of the weather. If any damages result from rain or snow due to the LESSEE leaving a window open, the LESSEE will be
responsible for covering all the repair costs.
18. The LESSEE shall be responsible to remove the snow on both balconies. No storage or clutter on the balconies.
19. If the sinks or toilet block due to the LESSEE'S negligence the THE LESSEE will be responsible for paying the plumber's invoice in full.
