CONDITIONS:
1. Non-smoking apartment. No cigarettes. No vaping, no e-cigarettes. NO cannabis (neither for recreational use or medicinal use), No growing of cannabis. No drugs.
2. No pets.
3. No sub-leasing, no short-term lease. NO AIRBNB. No changing of the locks without the LESSOR'S written consent. The LESSOR must have a set of keys at all times in case of emergency.
4. No wallpaper on the wall. No painting without the LESSOR'S written consent. Apartment was recently painted. No ceiling light fixtures allowed. No modifications, or alterations at all in the apartment.
5. THE LESSEE will sign a consent form allowing the LESSOR or his representative to conduct a full credit check on him and the results must be to the entire satisfaction of the LESSOR.
6. LESSEE shall provide proof of employment and proof of funds, including the employer's name and phone number and authorizes the LESSOR or his representative to contact him.
7. LESSEE shall provide references from his present and previous landlord and authorizes the LESSOR or his representative to contact them.
8. LESSEE shall provide proof of tenant liability, responsibility and civil insurance for $2M prior and shall remit a copy to the LESSOR prior to occupation. The policy must be upheld throughout the duration of the lease.
9. At the signing of the lease, the first month's rent shall be required.
10. The LESSOR and the LESSEE agree to do a walk-through the apartment at the begining and at the end of the occupancy. The apartment shall be returned in the same condition that it was received, minus the normal wear and tear. The LESSEE accepts the apartment as is.
11. The LESSEE shall allow the LESSOR or his representative to check in the condition of the apartment every six months with a 24hr notice. This is without fail.
12. Electricity, heating, hot water, internet and WATER TAX (only if the City re-instates it),shall be at the LESSEE'S expense.
13. The LESSEE shall notify HYDRO QUEBEC five days before occupation that he will be responsible for the payment of the heating and the electricity.
14. Only the amount of people stated on the lease are permitted to dwell in the apartment.
15. If the sink or toilet blocks because of the LESSEE'S negligence, the cost of the plumber shall be paid for by the LESSEE. All the pipes are new.
16. No noise is permitted after 10:00P.M.
17. When leaving the apartment all windows must be shut, regardless of the weather.
18. The LESSEE shall be responsible to remove the snow from the side exit door by the kitchen.
19. No access to the backyard or anywhere else on the property.
The Promise to Lease shall be an integral part of the Lease
