RENTAL CONDITIONS:
1) The LESSEE must obtain liability insurance of $2,000,000 and insurance for their personal belongings for the duration of the lease and provide a copy to the LESSOR before occupancy.
2) All promises to lease are conditional upon a credit check, proof of employment, and verification of references to the sole satisfaction of the LESSOR.
3) No short-term rentals such as Airbnb or similar are permitted.
4) Cannabis cultivation is prohibited both inside and outside.
5) In case of loss of a key or fob, the LESSEE must pay the costs required for replacement.
6) Any repairs or replacements caused by the LESSEE, other than normal wear and tear, must be paid by the LESSEE.
7) The LESSEE agrees to return the rented premises in the same condition as at the time of possession, taking into account normal wear and tear.
8) Any painting or color choices must be approved by the LESSOR before painting any rooms.
9) Maintenance and repairs of electrical appliances, if necessary, are the responsibility of and at the expense of the LESSEE.
10) POOL: The LESSEE will be responsible for the pool heater. The LESSOR will handle the opening and closing of the pool and any required repairs; however, normal pool maintenance (i.e., adding
chemicals to keep the water clean, removing leaves and debris, and regular pool upkeep) is the responsibility of the LESSEE.
