RENTAL TERMS:
The landlord will have the apartment cleaned prior to the move-in date.
The tenant must pay $350 (for a furnished 2-bedroom unit) for a move-out cleaning service provided by a professional cleaning company. This amount will be deducted from the security deposit.
We allow the tenant to hire their own cleaning service. In this case, the cleaning must be done to the landlord's satisfaction; otherwise, the landlord may withhold $400 from the security deposit.
If the lease is not renewed, the tenant must accommodate all requests for showings, with
24 hours' notice, within the 3 months prior to the end of the lease.
The real estate agent will be responsible for verifying the tenant's payment history. Tenants
must be approved by the owner. Any documents the tenant must provide to
prove their creditworthiness will be at the tenant's expense.
Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.
Pets are not allowed.
Subletting is prohibited (subject to a fine imposed by the homeowners' association).
The tenant must provide liability insurance coverage of $2,000,000 for the entire term of the lease.
The tenant must provide a security deposit equal to one month's rent.
The security deposit will be returned to the tenant within a maximum of 15 days following their
move-out, once the premises have been returned in the same condition as when they took possession. If there is any breakage or damage (other than normal wear and tear), the landlord may withhold an amount from the security deposit check to cover repairs. An invoice for these repairs, if applicable, will be provided to the tenant.
Tenants agree to comply with the condominium regulations and are responsible for
any fines incurred.
It is prohibited to make any modifications to the unit; failure to comply will result in the tenant being required to pay the
landlord the costs of restoring the unit to its condition as documented in the inventory report on the first day of the
lease.
The landlord will provide 2 condominium keys, 1 mailbox key, 1 storage unit key, 2
door access fobs, and a garage remote control. Additional fobs must be ordered directly by the tenant from the building management, and additional keys must be duplicated directly by the tenant with the landlord's authorization.
The tenant will be charged a fee for the loss of keys, key fobs, or garage remote controls: $50 per lost key, $50 per lost key fob, and $100 for the garage remote control. The amount will be deducted from the security deposit.
