The TENANTS shall agree to the following conditions, which shall form an integral part of the lease:
Smoking tobacco, cannabis, or any other substance is prohibited in the dwelling and on the property.
The production or cultivation of cannabis is prohibited.
Short-term rentals of the dwelling, including through Airbnb or any similar platform, are prohibited at all times during the term of the lease.
Subletting the dwelling is prohibited.
No painting of walls, cabinets, mouldings, etc., or any installation requiring holes to be drilled, shall be permitted without the LANDLORD'S prior written consent.
The TENANTS agree not to disturb the neighbours, play music at excessive volume, or organize parties or noisy gatherings.
Small pets are permitted subject to the LANDLORD'S prior approval, at the LANDLORD'S sole discretion.
The TENANT is responsible for minor repairs under $250 plus taxes, including repairs related to appliances. The LANDLORD remains responsible for replacing any defective appliance that requires replacement.
The TENANT must provide proof of tenant insurance, including civil liability coverage of at least $2,000,000, prior to occupancy and throughout the entire term of the lease.
Acceptance of any applicant is conditional upon a credit and background check deemed satisfactory by the LANDLORD. The applicant shall be responsible for the verification fees and, if selected, such fees shall be reimbursed by the LANDLORD and credited toward the first month's rent.
