Some following conditions form an integral part of the lease agreement:

-If the offer is ACCEPTED, the tenant must provide proof of home insurance (civil liability and personal properties) of $2M to the Lessor prior to taking possession and maintain it throughout the lease.
-Tenants or visitors can not smoke including cannabis and vaping. All cultivation of drugs and cannabis is prohibited inside or in backyard of the property.
-It is strictly forbidden for the TENANT to sublet the property in the short term, for example via Airbnb or similar platforms.
-The first month's rent and the last month's rent are payable upon signing of the lease.
-No painting or renovations unless otherwise agreed upon by the Lessor
-No pets unless otherwise agreed upon by the Lessor.
-The tenant is responsible for the collection of waste, recycling and compost.
-The tenant is responsible for snow removal, landscaping, lawn maintenance, and leaf pickup
-The tenant pays for electricity, heating, hot water, and internet
-Residential rental only, commercial activity is prohibited, daycare is prohibited
-A Hydro-Québec electricity account confirmation must be provided before occupancy
-Changing locks is prohibited without the owner's consent.
--The tenant must acknowledges that rent payment history is monitored via the front lobby management system. All payment data will be shared with major credit reporting agencies.
Consequently, punctual payments will positively impact the tenant's credit report, while late payments may result in negative marks
