5. Confirmation that the Hydro-Québec account has been transferred into the tenant's name.

6. The prospective tenant must read and accept the building rules and regulations. The tenant shall be responsible for complying with all rules and for all fees related to move-in and move-out required by the condominium syndicate.

7. No hookah, shisha, pipes or similar smoking devices permitted.

DURING THE LEASE

1. Cats only or one small dog permitted.

2. Non-smoking property.

3. The tenant shall not smoke, nor permit anyone to smoke tobacco, cannabis or any other substance in any interior part of the premises, common areas or anywhere on the property.

4. No short-term subletting such as Airbnb or similar platforms is permitted. Any violation shall constitute a breach of the lease.

5. The tenant shall be responsible for the payment of any penalties resulting from non-compliance with the condominium bylaws and declaration of co-ownership.

6. The tenant shall also be responsible for all costs related to lost keys or key fobs.

7. The tenant is not authorized to sublet or transfer the lease without the written authorization of the Landlord.

END OF LEASE

8. At the end of the lease term, the unit must be returned in the same condition as at the beginning of the lease, including all inclusions and the condition of the flooring.

9. If the lease is not renewed, the tenant MUST honor all requests for visits by prospective tenants, with a minimum notice of 24 hours. The same applies to visits by potential buyers should the condo be placed for sale during the term of the lease.

10. Annual entry shall be permitted for fire alarm system inspection and verification of the condition of the property.

11. A refundable security deposit of $1,000 shall be provided and will be refunded at the end of the lease term, provided no damages are caused to the property.
