8. No smoking, no cannabis and no pets are allowed for the duration of the lease.
9. The Lessee is not allowed to sub-lease or lease transfer without written permission from the Landlord. Airbnb, or similar short term sublet will be considered a repudiatory breach of the lease.
10. One month rent as a security deposit given to the landlord once the lease is signed by both parties (an extra $100 deposit for the keys/$100 if there is a garage remote included). The deposit will be remitted to the tenant within 7 days after returning the property and keys if no damage (normal wear and tear is allowed).
11. If the landlord is not satisfied to the documents, the offer shall be null and void.
