1. The lessee must provide a valid ID (with photo), the credit check report, valid employment/school letter, pay slip for 3 months and/or bank statement at the satisfaction of the lessor.
2. The lessee must provide the current lease and the reference from the previous landlord at the satisfaction of the lessor.
3. The lessee will subscribe to a standard home insurance policy covering 2 millions civil liability for the duration of the lease.
4. The lessee is responsible to pay for the moving (in/out) fee and administration fee if applicable.
5. The lessee will provide a confirmation for opening an account in Hydro Quebec.
6. At the end of the lease, the lessee shall return the property as the same condition as the signing of lease. No painting, No hole in the wall.
7. The lessee will respect the rules and regulations of the building issued by the building syndicate.
8. No smoking, no cannabis and no pets are allowed for the duration of the lease.
9. The Lessee is not allowed to sub-lease or lease transfer without written permission from the Landlord. Airbnb, or similar short term sublet will be considered a repudiatory breach of the lease.
10. One month rent as a security deposit given to the landlord once the lease is signed by both parties (an extra $100 deposit for the keys/$100 if there is a garage remote included). The deposit will be remitted to the tenant within 7 days after returning the property and keys if no damage (normal wear and tear is allowed).
11. If the landlord is not satisfied to the documents, the offer shall be null and void.
