RENTAL CONDITIONS:

If the LESSOR is not satisfied with the results, they may cancel the promise to lease by written notice within 4 days of receiving the documents. If no notice is given within this time, the LESSOR is deemed to have waived this condition.
2) Payment of the first month's rent + taxes will be made by Interact e-transfer to 'Royal Lepage Urbain' upon signing the lease. Taxes will be deducted from the second month's rent.
3) The LESSEE must provide proof of tenant/liability insurance (2M) before receiving the keys and maintain it for the entire rental term.
4) Minimum lease of 12 months, no short term rental, no subletting;
5) Non-smoking unit (tobacco and cannabis), no cultivation of cannabis plants;
6) Pets to be approved by the owner;
7) In the event that a key is lost, the LESSEE will have to pay the costs required to change/replace the locks;
8) No changes or modifications of any kind (paint, decorative elements, etc.) to any surface of the premises (rooms, walls or floors) may be made without the prior written consent of the LESSOR; Painting and/or drilling holes in the brick walls is strictly prohibited.
9) The LESSEE agrees to return the unit to the same condition as when he took possession.
10) The LESSEE agrees to comply with all rules issued by the LESSOR.
11) In the event of a problem (water damage, plumbing, broken window, fire, etc.) the LESSEE must inform the LESSOR and the building manager immediately.
12) All co-tenants will be jointly liable for the rent.
