RENTAL CONDITIONS
At the request of the lessors, the following conditions must form an integral part of any promise to lease:
* Smoking (cannabis, cigarettes, or any other substance) inside the property is strictly prohibited.
* Subleasing, Airbnb or any other short-term rental platform, is not allowed.
* No pets are permitted.
* A credit report is mandatory with any promise to lease and is subject to the landlord's approval.
* Tenant liability insurance of $2,000,000 is required for the entire duration of the lease. A copy must be provided to the landlord before moving in.
* The tenant must open a new electricity account in their name upon moving in.
* Minor repairs up to $300 are the tenant's responsibility.
* Outdoor fires are prohibited (in accordance with municipal regulations).
* No decorating, renovations, or electrical modifications are permitted without the prior written consent of the landlord.
* No landscaping work or modifications to the property are permitted without the prior written consent of the landlord.
* The tenant must maintain a sufficient indoor temperature to prevent pipe freezing.
* The tenant must keep the property in a clean and orderly condition.
* At the end of the lease, the tenant must return the premises in the same condition as upon move-in.
* The landlord or maintenance person may visit the property with 24 hours notice.
