RENTAL CONDITIONS:
The rent for this unit will be $2200 for a lease between 8 and 11 months. Minimum lease term of 8 months.
On the last day of the lease, the tenant must vacate the premises before 3:00 PM.
If the lease is not renewed, the tenant must accommodate all requests for showings, with 24 hours' notice, 2 months before the end of the lease for leases of less than 12 months and 3 months before the end of the lease for leases of 12 months or more.
Tenants must be approved by the landlord. The broker will be responsible for verifying the tenant's payment history. All credit documentation requested by the landlord will be the tenant's responsibility.
The landlord will have the apartment cleaned before the occupancy date.
The tenant will be required to pay $300 (furnished unit) for move-out cleaning by a cleaning company. This amount will be deducted from the security deposit.
Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.
Pets are not allowed, except with the landlord's prior agreement.
Making alterations to the unit is prohibited and will result in the tenant reimbursing the landlord for any necessary renovations.
Subletting is prohibited (subject to a fine from the condominium association).
The tenant must provide proof of $2,000,000 in liability insurance.
The tenant must provide the landlord with a one-month security deposit.
The security deposit will be returned to the tenant within 15 days of their departure, provided the premises are returned in the same condition as when they moved in. If there is any breakage or damage (not normal wear and tear), the landlord may deduct an amount from the security deposit check for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.
Rent payments will be made by Interac e-Transfer or bank-to-bank transfer directly to the landlord.
Tenants agree to abide by the condominium bylaws and are responsible for any fines incurred.
The landlord will provide two unit keys, one mailbox key, one storage locker key, and two key fobs.
A fee of $50 per lost key, $50 per lost key fob, and $50 per lost key fob will be charged to the tenant for any lost keys, key fobs.
