BREAKAGE DEPOSIT AND 1ST PAYMENT: Upon signing, the tenant will give the tenant's representative two checks made out as follows: ''Les Immeubles Mont-Tremblant in trust''. A 1st check covering the breakage deposit of $1000 + cleaning fees of $300 to cover cleaning costs upon departure of the tenant (for a total of $1300) and a 2nd check covering the first month of lease.
SUBSEQUENT PAYMENTS: For subsequent lease payments, the tenant will remit the monthly amounts directly to the lessor.
NON-PAYMENT - If the payment provided for the rental has not been received by the LESSOR at the scheduled dates, or if a check is NSF, the RENTER will be deemed to be in default of payment, and will be known to have unilaterally canceled the lease without prejudice to the owner. The owner can then take possession of the rented property within next forty-eight (48) hours.
