Ron’s initial years as a licensed Sales Representative began in 1982 through to 1992. In 1987, Ron began real estate appraisal work with a local Real Estate company which had an appraisal division. He subsequently achieved the AACI designation from the Appraisal Institute of Canada, which recognizes qualification for accredited appraisals and consulting regarding a wide range of property types to include commercial, industrial, multi-residential, institutional, agricultural and residential. In 2001, Ron incorporated Ronald C. Ellens Appraisals Inc., a St. Catharines based company, providing accredited real estate appraisals, not only for the major charter banks and credit unions, but also for the Regional Municipality of Niagara, MTO, as well as, Legal and Planning Departments of many municipalities within the Niagara Region. Ron has also completed appraisal reports for various “site specific” uses, including the Fort Erie Race Track, the Fallsview Casino Site (pre-construction site valuation), a wide sampling of Hotel sites and Hotel expansions in Niagara Falls and it’s Fallsview District, as well as, hotels and Inns, within Niagara-on-the-Lake. He has completed earlier Niagara Health System directed appraisals for Hotel Dieu, the Shaver Hospital and Children’s Centre facility. This includes consulting work regarding the former St. Catharines General Hospital on Queenston Street, plus consulting and final appraisal, pertaining to acquisition, regarding the new St. Catharines General Hospital lands relative to the site selection process prior to construction along Fourth Avenue. Total valuations, to date, exceed 5 Billion dollars. The agricultural connection. Ron has a family farming background and as a result, a good portion of appraisal assignments have been completed for the farming and agri-business community within the Niagara Region and beyond. This has been said, by clientele, to offer a specific comfort level, for both appraisals and sales, regarding farm owners, financial institutions, as well as, appraisals and sales for estate / succession CRA planning. Farmlands appraised include thousands of acres of vineyards, tender fruit and general agricultural lands which also includes approximately 50% of the wineries in the Niagara Region. Over the past 10 years alone over 26 million square feet of greenhouses have been appraised with valuations totaling over $514 Million, with additional greenhouse valuations completed in the prior 25 years. Still continuing with a successful accredited appraisal business, Ron has requested Royal LePage NRC Realty management, in 2021, to consider him joining this particular brokerage as a Sales Representative as well.
