Olesia Zozulia is an award-winning real estate professional based in Nova Scotia, known for combining strategic marketing with high-level negotiation. Originally from Ukraine, Olesia built her international perspective living and working across Europe before relocating to Canada in 2019. With experience in real estate abroad and a background in digital marketing, she approaches every listing as a strategic launch — not just a sale. In her first year in Canadian real estate, Olesia was named Rookie of the Year. She went on to earn President’s Gold Award in 2022 and 2023, Platinum Award in 2024, and Diamond Award in 2025 — consistently placing her among top-tier agents nationally for excellence in service and results. Olesia works with a wide range of clients, from first-time buyers to luxury sellers, and has experience structuring competitive offers, navigating high-stakes negotiations, and marketing properties across all price points, including million-dollar homes and commercial opportunities. She also has experience assisting with military relocations, understanding the timelines, structure, and precision these moves require. With a Master’s degree in Journalism, she brings exceptional storytelling and copywriting into her listings — creating campaigns that don’t just attract attention, but drive results. Having lived in multiple countries, Olesia understands the nuances of relocation and works seamlessly with both local and international clients. Beyond real estate, she is a community leader and co-founder of the Ukrainian Business Club, as well as an active supporter and sponsor of Ukrainian initiatives across Nova Scotia. In her free time, Olesia enjoys spending time with her husband and their two beautiful daughters, traveling, reading, and exploring great food. Their family also loves escaping to their cottage in Lake Charlotte, Nova Scotia. Olesia speaks Ukrainian, Russian, English, and Italian.
