Property Information:

Pre-rental:
1. Subject to letter of employment or proof of income.
2. Conditional on tenant's credit report being verified to landlord's complete satisfaction and consent to verify payment habits with landlord's previous references.
3. The tenant agrees that the landlord has the right to carry out an independent check of credit and payment history with the Corporation of Real Estate Owners of Quebec (CORPIQ).
4. The tenant must provide proof of 2M civil liability insurance for the duration of the lease;
5. The tenant must provide a letter confirming the transferred Hydro-Québec account.
6. The tenant must read and accept the statutes and regulations of the building.
7. The tenant is responsible for all rules and fees related to moving in and moving out required by the union.

During the Lease:
1. No animals;
2. No smoking of any kind inside the apartment;
3. The tenant must not, and must not allow anyone to use, cultivate, smoke or vape tobacco, cannabis or any other illegal substance in any interior part of the premises, common areas or the property of which they are part;
4. No Airbnb or similar short-term subletting. Such activity will be considered a repudiatory violation of the lease;
5. The tenant will be responsible for paying any penalty due to his non-compliance with the regulations and the declaration of co-ownership;
6. The tenant will be responsible for paying costs due to loss of keys or magnetic keys;
7. The tenant is not authorized to sublet or transfer the lease without the written authorization of the owner and the union.


End of lease:
1. At the end of the rented term, the unit must be returned in the same condition as at the time of rental, this includes all inclusions of the unit, as well as the overall condition of the unit.
2. If at the end of the term the lease is not renewed, the tenant MUST honor ALL visiting requests from all potential tenants, for which 24 hours notice will be given. The same goes for visits from potential buyers if the condo is put up for sale during the lease term.
