- It is mandatory for the Lessee to provide proof of 'tenant insurance' for $2 million personal
liability 2 days after an accepted promise to lease and the Lessee must maintain the insurance
policy throughout the life of the lease.
- The apartment/condo is for residential use only
- No smoking cigarettes or anything else such as marijuana .. etc
- It is strictly forbidden to grow or cultivate marijuana
- No pets (unless otherwise consented to by the Lessor)
- No changing of the locks without written consent from the Landlord
- No modifications or alterations such as paint color or fixtures without written consent from the
Landlord
- No signs, displays, flags .. etc.. in the windows, balconies of common areas.
- Tenant must keep the premises clean and in good condition
- Battery replacements, light bulb replacement, filter cleaning and replacement etc.. is part of
regular maintenance and is the Tenant's responsibility
- Sub-leasing or the assigning of a lease must be authorized in advance by the Landlord and all
short term sub-leasing such as AirBnB is strictly forbidden.
- The Lessee agrees to pay any expense due to a Non Sufficient Funds Payment.
- Prior to moving out the Lessee is responsible for having the apartment professionally cleaned.
- The Lessee and Landlord will conduct a walk around of the premises the day the Lessee moves out.
-The Lessee is expected to leave the premises in the same condition and same paint colors. As such the Lessee shall cover the costs of any repairs needed to remedy damages caused by their occupancy or that of their guests such as repairing holes in walls, repainting them and cleaning costs
- For the first month's rent of $1750 a cheque is to be made out to Royal LePage Global in
Trust. All subsequent monthly payments will be made to the Lessor directly.
