** RENTAL CONDITIONS:

1) Promise to lease conditional on a credit check, proof of employment and references to the
satisfaction of the LESSOR.
2) Deposit of the first month's rent in addition to the security deposit equivalent to one month's
rent will be given to 'ROYAL LEPAGE URBAIN' in trust at the signing of the lease;
3) The LESSEE must provide proof of insurance/civil liability (2M) before the keys are handed
over;

5) Non-smoking unit (tobacco and cannabis);
6) Pets to be approved by the owner; limit of 3 pets
7) In the event that a key/fob is lost, the tenant will have to pay the costs required to
change/replace the locks/fob;
8)Any changes or modifications, of any kind, on any surface of the premises (rooms, walls or
floors), cannot be undertaken without prior written consent of the LESSOR;
9) The LESSEE and his/her guests undertake to respect the rules of the co-ownership/building
regulations and will be responsible for paying for any violations charged to the owner during the
lease;
10) The LESSEE agrees to pay the moving-in and moving-out fees invoiced by the co-ownership; The
moving fees to move in will be payable to the LESSOR before handing over the keys and the fees to
move out will be payable at the same time as the last month of rent.
11) The tenant agrees that the condo will be well maintained, returned clean and in the same
condition as delivered (except for normal wear and tear). The security deposit will be returned to
the tenant after a satisfactory inspection that shall take place in the 30 days before the end of
the lease. All or part of the security deposit may be retained to pay for damages caused by the
Tenant.
