MONTREAL, August 7, 2019 – In the heart of one of Westmount’s most exclusive avenues sits this impressive English mansion, listed by none other than Marie-Yvonne Paint, real estate broker for Royal LePage Heritage. It is currently the most expensive residential listing posted on the Multiple Listing Service (MLS) across the province of Quebec, priced at $26,500,000.

“Westmount is home to some of Montreal’s most prestigious properties, and the mansion located at 41 Forden Avenue is a fine example of architectural splendour,” says Paint, the real estate broker handling the property sale who holds the record for the most expensive residence sold in Quebec on MLS® in 2015.

Built in 1926, the nearly 6,500-square-foot estate is also surrounded by nearly 30,000 square feet of private land, bordered by magnificent hedges. The layout is perfect for receiving guests with its coach house, gated driveway, massive pool, and luxurious tennis court (one of only two Westmount properties to have this feature). It is all overlooked by a 40-foot terrace. The property offers privacy thanks to grounds lined with large mature trees and gardens, and future owners can take a charming stroll to nearby King George Park and enjoy an incredible view of the city from this vast 14-acre locale.

The lush property has 25 very spacious rooms and offers buyers seven bedrooms, most with an en-suite bathroom, for a total of six bathrooms. The master suite has an expansive 25-foot terrace and a sauna.

Music lovers can enjoy the property’s fully soundproof recording studio and multimedia room, and wine enthusiasts can stock a refrigerated wine cellar that holds a large number of bottles.

The luxury market continues to grow in Quebec

According to recent data compiled by Royal LePage, the luxury residential real estate market is continuing to perform well in Quebec, along with the rest of the housing market. From January to June 2019, 84 single-family homes priced at $2 million or more were sold in Quebec, only two less year-over-year. During the same period, 123 luxury condominiums (costing $1 million or more) were sold, compared with 96 for the same period in 2018.
